Expected Return on Investment:
An estimated 10% + return on investment per annum has been conservatively calculated, assuming an occupation of 70%, a room rates starting from only 700 AED per night and a personal usage of 30 days per year.

Personal Usage:
The Apartment owner has 30 days of use per calendar year and no use is permitted during the black out dates. Black out dates will be notified by the management company and generally apply in respect of festivals, sports event and conference timings. Completion Dates:
The Piling and Shoring for the Cube started October 2007 (see photos on the our website at: http://www.unityestates.com/DubaiToday.htm)
The expected completion date for the project is end 2009.
Investment Opportunity:
The Cube offers a complete value added package both for its investors and its residents. The Cube is a stand alone project that represents a high end investment opportunity yielding a minimum 10% Return on Investment, assuming some conservative market figures are met.
The return on investment has been calculated using the most conservative figures the estimated return of 10% is based on the following assumptions:
- an estimated occupancy rate of 70% at AED700 per room per night
- capital appreciation per annum of 5% of the price of the apartment
- service charges of AED10 per square foot
- management fees of AED15 per square foot
- total rooms subject to the lease back 561
- a furniture replacement reserve of 5% of the gross revenue
- 335 days of room availability
- 30 days reserved for the owner with all owners taking their full entitlement.
The revenue from all the 561 units will be pooled as the gross revenue. From the gross revenue there are a number of deductions that need to be made as per the above. Once the deductions have been made there is a 50:50 split of the Net revenue shared between the operator and owners.
Owners will receive a percentage share of the revenue proportionate to the value of their investment against the total investment value of the building.
Eg. 100% of the investment = value of all 561 units
An investor that owns a 2 bedroom unit (eg.Value 2,000,000/-) an investor that owns 4 x studio (eg. 50,000/-) will receive the same return on investment.
The percentage return on investment will be a direct result of the room revenue charged by the operator and the occupancy level of the residence.
Our expectation for the return on investment should exceed 10% considering the current market figures in Dubai.
Management / Operating Company:
The provider will be an experienced and efficient management company used to operating in the upper market and capable of maximizing occupancy figures. At present this topic is under negotiation with a number of well known hotel operators and management companies.
