Purchase Procedure:
Purchasing your property at Halcyon Hills could not be simpler, assisted finance is available for all of the stage payments.
Once you have selected the property most suited to your needs, you will be able to reserve it in your name to take it off the market while you review your contracts. Only when you are happy to proceed with your purchase will you need to make the following payments:
- £1,000 reservation fee
- 10% within 30 days
- 20% Within 60 days
- 70% on Completion (estimated 2011)
Your reservation fee is fully refundable for up to

First Stage: Reservation
To purchase a unit in this development a 30% payment required by the developer:-
- 10% within 30 days initial deposit payment
- 20% within 60 days of initial deposit payment
As soon as you reserve your apartment with a £1000 (fully refundable holding deposit), you are guaranteed a 5% cash back from the developer. On a studio apartment priced at £176K, this works out at £2,640 PA or a total of £7,920 over a maximum period of 3 years (whilst the development is being built). If you were to receive an interest only bank loan for the 30% balance payment of £51,800, this would be covered by the cash back offer from the developer.

Second Stage: 2 Year 8% Annual Rental Guarantee On Completion
On completion all properties within the Halcyon Hills Resort can enter into the rental scheme which guarantees an 8% rental return in the first two years of operation, whilst allowing the owner 14 days free usage.
All
holiday resorts around the world experience a quiet
first year whilst their customer base and reputation is
being established. Usually the property investor has
to accept that for the first year they will achieve little
or no rental whilst this reputation is being created.
In some resorts, this can obviously cause a problem if
the property is purchased with finance.
Halcyon Hills offers it’s rental guarantee from the first
day that the resort opens to ensure that clients are
not left with a cash-flow problem whilst the resort is
establishing itself. Some rental guarantees are created
simply by inflating the prices of the property, but
this is not so with Halcyon Hills. This is a true rental
guarantee based on a subsidy provided by the Greek
Government as an incentive to establish 5 star tourism
on the island.
The 2 year 8% rental guarantee will provide each investor with a positive cash flow from the moment the resort opens, irrespective of occupancy levels.

It is expected that an interest only mortgage from the Greek bank Piraeus Bank for the Total Mortgage Value will be £7,667 per annum (currently Piraeus Bank offer an interest only mortgage at 3.99% however rates can change in accordance with the market conditions). NB. the Total Mortgage Value would represent a LTV (Loan to Value) ratio of only 65% as the property would have increased in value to £295,000 at the time of completion.

As can be seen from the tables above, the annual profit received by each investor per annum for the first 2 years will be £5,302. The Annual Profit is calculated by subtracting the Maintenance Fee and the Interest Only Mortgage annual payments from the 8% Guarantee.
Final Stage: Rental Yield Forecast after first 2 years:
After the 2 year rental guarantee, the owner benefits from receiving 50% of the generated income from the hotel for their apartment/villa. As can be seen from the table below, this can yield as much as 17% annually return!
